I have found an awesome property next to a station with rooms already built. Would be awesome to find a partner. Hard part is finding girls!

Don't need a licence for RnT, just council approval.

Already a couple of massage shops in Rooty Hill (MILF and Thai), don't know how much business they do, but it is not a "vibrant" area. There is a large retirement village complex just opened near the station, which might be fruitful?.

An ML friend of mine is looking to open her own shop, but every time she finds a good place, the owners say "not for massage business"

That is the problem, a lot of the market is already oversupplied.

You won't get good business unless you've got good girls; and you won't get good girls unless you've got a good business and good clients.

When your customer base gets paranoid about being seen entering or leaving the premises by that foot traffic, then it is not such a good thing.

But there are "massage shops" in all the big malls, I don't think the foot traffic there is a deterrent. The more overt the shop is, the less likely it is to be noticed.

Imagine if you had her in the parlour , have a little kitchenette, she could do a bit of cooking, maybe take aways for the lunchtime guys and a bit of customer "service "as well , I reckon it would work................
