Do any current/previous owners have any tips and/or word of advice for opening a new shop?

Is it as easy and straight forward as it seems?

You dont know how difficult it is running a shop:

From the customer’s side: handling customer complaints eg. The girl didnt do this, i am going to leave a bad review, your photos are fake, shes not enthusiastic etc

From staffing side: girls who suddenly quit without telling you, girls who come late for their shift which stuffs up the bookings, girls who cant work due to period, finding girls due to lack of staff, girls who dont want to see a customer due to bad experience etc

I think running a brothel/massage shop is one of the hardest because it also involves personal things not encountered in retail, and they say retail is one of the hardest

Completely the opposite, every time this gets brought up the overwhelming consensus, particularly from those in the know, is it is much, much harder than you think. Yowser summed it up pretty well, and he only scratched the surface.

Don't do it, unless you have a very think skin, and you are a very emotionless person,
you need to be prepared to be question regularly by government authorities, Police, ATO, DHA
and you put yours and your families lives at risk from criminals constantly, yes you will get robbed, extorted, forced to sell drugs from your premises, kidnapped,
so you better be prepared for the worse,

so if you still decide to go through with it you need to apply for a Brothel licence and make shore you meet all the legal requirements,
than you need to think about your location and does it meet DA approved develop site, or do you buy an already approved business and deal with all its headaches
is there a lot of competition in the area or even a market for it, can your staff even travel to the location by public transport,
than there is operational costs, rent, utilities, condoms, soap, insurance, the fit out, and don't forget commercial premises want you to sign a minimum 5 year lease,
you will need at least a $million in cash to get started, because no bank will give you a loan for a brothel because it is a high risk.
is it a high return business for your investment, absolutely not,
