The ad say they have long lease you have to come up with at least 40% of the commercial property value to purchase and as far as I know it is harder to borrow money to buy a property that is lease out as a Brothel :)

Well like most commercial property you have to come up with at least 40% sometimes less depend what the bank think about the property. The bank will only lend you money if they are ina safe position meaning they cant loose if you cant pay.
