Went here recently as it was convenient to the hotel I was staying in.
First girl shown very ordinary indeed. No others available apparently but stay, more girls available soon. Saw another 5/6, some quite attractive but all seemed very very cold. Felt no connection with any so left.

I just passed it when going to lunch. There is a sign on the roof that it was sold in December and a development application lodged. So will soon be gone?

This place is the definition of hit and miss. Mostly miss. As other punters commented, it's usually shit service and it's not particularly clean either (but not as bad as Bellevue 12 which I made the horrendous mistake of trying once and will NEVER go back).
As I've mentioned in a previous post, it's very close to a pub I frequent so temptation often gets the best of me, but believe me the 15 minute walk or 2 minute Uber to Ginza makes much more sense.
To be fair I did have one of the best rimjobs of my life there (until recently when a Sugarbaby drilled me out of the blue... omg) and the last girl I saw there (Bee - she's on the website) was pretty hot too. Blurred face on the website makes her look trans but IRL she's not, and quite good service as well.
Overall, wouldn't recommend. For 270/h you're much better off going elsewhere as 70% of the punts I've had here are average to shit.

No biggie if it goes. Plenty of nice young ladies in the immediate area, no luck with a random Thai, although had luck with a number of Thais in the massage shops there willing to spend a night or three with me on my Sydney visits. Have got lucky at the Starbucks just near there with a Chinese girl, made eye contact, some small talk and off we go.
