You can purchase condos (apartments) but not homes with land. The laws were supposed to protect Thais and prevent foreigners buying up properties which in turn would make it impossible for local Thais to own their own homes. There was some talk about changing the laws to generate more foreign investment in the country but I'm sure most Thais would be against such change.
Biggest regret, if that is the appropriate word wouls be losing the phone number of an ML/WL I used to see regularly in Wollongong area around 2011/2012.
Started seeing her when she did straight legitimate massage and she eventually moved for FS after a while (working out of a nearby unit)
She was good company, happy to socialise at no cost (we spent some time on local beaches etc) as she was new(ish) to the area

My biggest regret goes back to around 1995/96 when I found a mother and daughter team working out of a flat in Neutral Bay, and there was one other girl there. All Caucasian.

There are ways but involves money on top of your property purchase. One is buy government bonds with min 45M(?) baht. Second is start a company but you could not own more than 49% of the company. Otherwise buy with a Thai partner. Safest is buy a condo. If you are fortunate to buy land, you get max. up to 1 Rai which I think is 4k sqm.
Chemistry wise we got on just as well outside of the shop as inside. We didn’t do anything sexual though. The line between being a client and something more is blurry. Perhaps it was inexperience on my behalf. Sexually I wasn’t sure if I was obliged to pay for something or if I could get something for free so I just left it.

I have too many to name. Early on in my punting career I had a bad habit of paying before seeing a girl only to be disappointed and not having the courage to say something. For consolation in those situations I have tried to get the masseuse to be as therapeutic as possible so I get some kind of benefit. Moral of the story is stand up for yourself so you are getting bang for buck. Don’t be afraid to hurt someone’s feelings.
Biggest regret is going to a brothel in Narwee in 2017. Gave like $150-$200 to this old lady thinking there would be young girls since the website suggested so. Then she came into my room as my designated lady as there was nobody else. Couldn’t speak a lick of English. Asked for a refund and she played dumb. Walked away with money lost. I was spineless but you live and you learn.
