I'm not naive.
Running a business is littered with potholes.Look at the business models of the better run brothels.The right girls paid well and treated well.Clean and modern decor.Honesty in advertising.Showers in each room.A competent and service oriented Reception.Act on fair and reasonable complaints.Correct price point for services offered. Good marketing and finding a point of differentiation .

Reliability of the girls
Girls on Reserve in case of no show or sickness
Compulsory Health checks
Number and Size of Rooms
Belligerent punters
Fixed costs
Proximity of competition
Split between the house and the girl
Own or rent the premises
Public Risk insurance
Tax

There are two components to the value of a business: the asset value and goodwill value. Assets are easy to value, goodwill is more difficult to determine. PM me if you want more information

I have had the unfortunate experience of being called into 2 country brothels by their owner/groups to investigate poor performance.

In both cases the real cause of issue was the poor talent and poor attitude of the actual workers.
Christmas is correct about supply.
Cross town/area supply really does not work and the attitude of the mostly aussie workers stank.

In both case my advice was to try and find a suitable buyer, but in any case withdraw from the business be it closure or sale asap.

These occurred several years ago. I don't believe the "asian" factor would make things any different today.

I reckon to run a profitable brothel or massage shop you need to be very good in "street psychology', ie. not a uni course but hands on dealing with girls, suppliers, punters, and other people I wont mention ...
If you have an MBA or have run a large company it won't help you.

If you think it has potential, then it's up to you to work out what it's worth. From $50000 to millions.

The Asian market is already packed from low tier, middle and top. If you try to battle Ginza, 5 Star, 533, 64, Rockdale/Marrickville/Gladesville it will be tough.

Great opportunity for Eastern European girls to come over here and do DFK, DATY, BBBJ, CIM. This market is wide open. But you need trusted supplier from Russia, Ukraine, Czech Republic...

Euro girls would have a certain appeal but there is plenty of caucasian workers already.
