I had dinner across the road from the old Diva Body Tone and noticed there is a for sale sign. Here is the listing if anyone is interesting in starting their own business.

Interesting the previous rental income is $310k pa. from my back of napkin calculation, they will need make $1700 a day just to break even on rental (calc on 50/50 split with ML.) That equates to 12 x 1hr massage @$140 a day. this exclude the Mamasan's wage and other outgoings.

From memory, that shop had about 8 rooms, if each girl average 4x1hr bookings a day, thats still not a very attractive business.

Anyway, lucky I am not in business.

If it’s the price for a year of rent, what is the price for price would be? $10m?

whats the yield on a commercial building? 5%? so you would value it at $6m? but the location is good.

I never believe rental returns as they can be manipulated either way for various reasons.

Unless you have a current tenant signed and paying it’s all smoke and mirrors.

She had a boyfriend prior to quitting who put pressure on her to stop working. Apparently he was a wealthy guy so he bankrolled her life. Last I heard (long time ago) they were still happy together and possibly planning a kid.

I can't remember the shop name from a few years ago but remember there was this sexy western girl working there. Small books and skinny and hot af. Never got a chance to see her again.
