Hey Randy - an existing massage joint will set you back somewhere between $30k-$80k fully kitted with all the mods and cons. Price will depend on how desperate the seller is, shop location, size, foot traffic etc. Unless it's a brothel you ain't need any special permits. In terms of the building or property you're eyeing out check the local council zoning requirements/regulations (mixed zoning is generally fine). All the other shit like consumables massage beds, furniture, oils, tissues, towels etc you can pick up in auctions or online (not hard to find). All you gotta do is figure out your outgoings (weekly, monthly and annual) and use that to calculate your shop rates ie what % the shop gets and what % the chicks get. All the above is easy shit, even a toddler could figure it out. The hardest bit will be finding the right product/talent and retaining that talent (chicks can be flakey at best of times). The other bit is whether the neighbours and nearby shops see you as a threat, a foe, or just bad rep for the area (akin to the tobacco shop wars in Melbourne).

Need to have a back door and quality of girls and services should be least aimed to be similar if possible. If you can attract girls like CBD Style did before making retarded business decisions then you might have a chance. Closer to the City would mean likely higher rents but also potentially higher prices to be charged but no one is wanting to pay 200 for a 30min massage and basic services either. A new CBD Style that is similar to the OG shop might do well again tbh.
Also I'd argue right now most massage shops with the exception of a few are struggling and foot traffic is a bit lower too but men are horny recession or not.
I'll try and unpack this for you in punting terms:
Figures and forecasts only start making sense once you've nailed down your BEP. From there, you can chuck in all the "what if” variable scenarios eg chick’s on her rags, your top chick quits and takes half the customers, rent goes up, electricity/water bills spike, bad ARs tank the bookings, chicks want a bigger cut or whatever other shit punters do to screw up a biz.
Only then will you know how the shop’s really tracking (allows you to forecast) and which business levers you need to push (rub) and pull (tug) to stay on target (profit or happy ending).
If you ain't know your BEP, you're as good as fucked. Hope this helps bro.
It is similar to airlines. The job is to fill all the seats. Once the gate is closed for the flight to take off, the empty seats are lost money.
In a massage shop, every hour for every room that is not occupied is money lost for the business. You cannot get that hour back.
For example, a shop with 5 rooms charging say $80 per hour (say $40 for the shop & $40 for the girl), means every hour that lapses without punters on the premises is 5 x $40 = $200 lost revenue.
Another option for the OP is to buy into a Jim's franchise.
