Haha I wish I could put all the saved money into punting!! But alas, time to grow up and save for a house and I bought myself a motorbike. I can punt about once a fortnight comfortably now which was very hard before. Still, if it wasn't for the amazing value of the Asian ladies, I still wouldn't be punting.
Lakemba is no better than punchbowl. At least punchbowl is closer to bankstown and has that going for it where as lakemba doesn't have much going for it. I'm not talking about ifs or maybes but based on experience. We had to assist a family member financially to get out the there as they couldn't afford to live in a better area, and as much as a financial burden it was on us I'm glad we did it. Getting them into a safer area with better schools was well worth it. The price the area commands is based on the majority of Arabs/Muslims etc wanting to love there. You definitely won't see an Asian or Caucasian naming those areas as a first choice. Even areas like punchbowl despite all the shootings still sell for 650k on average for a house with decent land, doesn't mean its a safe area or desirable!
You couldn't pay me to live in Punchbowl or Lakemba massive shit hole's..
everybody has a different story to their side. I'm not trying to debate here of who's wrong or right, it's based on my experience knowledge and facts. punchbowl area also good which is close to bankstown easily close to bankstown square, then think again.. Which is closer to the city? Which has higher value compare lakemba with punchbowl? Have you heard there been many issues going on in punchbowl area recently (stated on news)? have you seen any troubles in lakemba area in the past? Merely not the place to make troubles.
Look, I'm Asian I get along with the Arabs Muslim. They are nice people who have faith beliefs and that i have dealt with. the only time if people make trouble there will come trouble (especially the youths). Don't ever think all Arabs are Muslim but many also Christians.
please do yourself a research of property where can buy the cheapest house in inner west area? You will know it is nowhere near 500k now. Good luck lol
But Belmore isn't the innerwest, that's the point, it is Canterbury Bankstown where houses under $500k are plentiful. As I posted, a 5 bed house in Belmore got $515,000 and a nicely renovated 4 bedder got $495,000. If you really want to know the crime rates for certain areas you merely need to look up the crime stats page at (i think) the NSW Bureau for Crime Statistics, they do a colour coded map for the whole state, and when you hover ovber Lakemba, Punchbowl, Bankstown, Roselands etc it glows red. Assault, non-aggravated assault, break and enter domestic premises, domestic violence etc. Anyhow, the median house price in Sydney for the past 12 months is $640,000 approx, when you pay less than that there is usually a reason why, distance from town, perceived safety or lack of in an area, infrastructure etc etc. You can still buy houses in Sydney under $200,000, but fuck me if you would live there. Belmore is improving, there is a more diversified population moving in there, and I tip in 5-8 yers you'll start to see some better growth if gentrification projects get the green light. Blacktown is set to BOOM over a slightly longer term, with a population increase of 46% over 20 years with massive improvements to infratructure for health, transport, housing, education, roads etc etc. You can still buy nice neat 3+ bed houses well under $400k and new 2 bed units under $300k renting for $350/week with yields over 6.5%, and crime rates seem to be trending south across the area. A nice 4 bed brick double storey house on 600sqm on the best st in Lalor Park sold for under $300k last year as a mortgagee auction, pissed I missed it because it would rent easily $380+ and under better circumstances was a $400k-440k home.
It will be more cost-effective if you can discuss the heavy price with a smooth companion, say in a two bed room residence, and usually the features will be better than a studio room or 1 B/R.
I always believed rent is some you should spend a little bit extra on to get the location you like.
I'd much prefer living in cabramatta than belmore/lakemba/punchbowl.

My place in crows nest is half the size but cost alot more. My next door neighbour recently sold their place for $1million same size land 160 square meter 2 story 120square meter living area. My eyes poped as I saw these sort sort prices.
I don't think alot of brothers would spend that much time to and from work. For some of us time is money!
And as for some of other comments about muselims and arabs even thought they might be nice people but you will definately feel out of place living among them. I have known a few abrabs who are nice and decent people but they are my school mates who have been brought up in australia.
Let's face it, when it comes to Sydney anywhere North of Circular Quay, West of Leichhardt, South of Surry Hills, or East of Kings Cross is a desert!!!

Same as many other ethnic communities feels strange living among Asians too. Certainly not all Asians are bad people as well. Thats what you get living in a country built by migrants. You have to learn to live with people from different cultural backgrounds, different language & so on. I have seen many Arabs & Asians when they get together they start communicating in their language knowing that others in the group wouldn't have a clue what they are saying.
This is another reality of social behaviour that people always feel comfortable living among their own people or where they are accepted without any stigmas nominated/ attached to them.
Now whats happening in Sydney that many suburbs have emerged as one or other ethnic community majority suburbs. If in one suburb Arabs are in majority then in the next suburb Asians are in majority & then two suburbs down Islanders are in majority. Regardless how many times people say no racism here, but can they deny the way they act or think about other ethnic groups, but still of course they would deny it.
The main reason for this situation is usually the language ability. Although some can speak good English, but they can only express themselves better in their mother tongues. No disrespect intended. But I always try to avoid that if there are Aussies in the group.

Used to see those kinds of ads on Gumtree. Was thinking about it when I first came to Australia but then “no free lunch ever” so I didn’t fall for that trap. Some of my colleagues used to see an old man offering free accommodation, free meals and $500 per week to live with him. Hmmm.

I'm noticing the price to buy a one bedroom apartment or semi is coming down.
Saw an ad for $650k in Potts Point, that was unheard-of last year.
I'm in the financial services, lots of foreign investors are leaving our shores, plus there is an oversupply in certain areas.
Save your money and pick up a bargain in 1 or 2 years. Especially if the interest rate goes up over 1%.

One complex I worked on, a Chinese investor bought 3 levels! 3 fucking levels of apartments!!
He was based in China, and didnt even come over to check them. He sent an assistant who arrived in the morning. Checked all of the apartments, and left for China that evening. All given to the real estate agent to deal with.
Forget about the new complexes, look for the older blocks.
It's getting harder for Chinese investors to bring money over. The Chinese government is coming down hard on that. Also, local banks won't lend them money like they used to.
We can already see this affecting the price in some areas. House and land will be rare, hold on to that if you can, it will be worth a fortune in the future.
Plus there's the trade war and heavy debt in China.
