Thinking of starting a place near a train station - Tips for Newbies?

I'm considering starting my own massage place and I've got a solid location right near a train station, which should make it convenient for punters.
How would one go about getting something like that off the ground? What kind of setup and equipment do I need? Tips on finding therapists who offer proper remedial massages with extras? I want to keep things legit and avoid any run-ins with the authorities, so advice on licensing, permits, or that sort of stuff would be appreciated too.
Are there any good guides or resources out there for beginners? Has anyone here got hands-on experience running one and willing to share some insights?
Seems like a solid investment and a good way to give back to the community.
    Thanks in advance

Many other previous threads from years gone by on this topic.

I'll give you probably the best tip you'll get - if you are fair dinkum about this, you better already have your exit strategy planned.

No offence dude, but if you're coming to a punting forum for advice on how to start a business then you're not ready to start a business.

For starters, how much is it going to cost you just to open the doors? Consider rent, any other costs the landlord will pass on to you such as council rates, water, electricity, insurance. Also your own business insurance and public liability insurance, annual fire inspections, business licenses and permits.
Then you have the shop fitout, massage tables, betc.
Then you have advertising, wages, consumables ie massage oil, sheets, tissues etc.
Do you have enough rooms and enough girls to cover those costs? Where are you going to source your girls? That's going to be your biggest challenge.
But if you've got answers to all those things then you're good to go.

Most businesses fail within the first 5 years... Possible because the owners are taking business advice from a punting forum for a non sexual service business

That's terrible. Summer hill is a small station. All the peak hour trains express right past it. There goes your train station advantage.

We only invest in property in Australia haha.

Honestly your average rnt isn’t profitable especially those shops with pork chops working in it it’s most likely tax write off for owners against other businesses they have.

Interesting proposition - can you please elaborate more?
Does it mean that they will try to claim the loss bigger than they actually obtain from the rnt shop?

    Hi Randy,

What you said here was already contradicting ! Any massage shop with extras is no longer a legit business and WILL run into trouble with the Council if you are in the area where the authorities do crack down on RnT shops.

May be just a word of advise, 99% of the shop owners of massage shops would have had the actual experiences in either working as a ML or a receptionist in a shop, it is not an industry suitable for a new comers.

    Good luck to your adventures.

    Cheers
Without good customer services, there will be no business!!
