The whole stretch of Burwood Road is full of them. And massage shops mushroom in the side roads too.
Every suburb I go to have two or three massage shops near the station.
Let's face it the cost of setting a massage shop is not prohibitive. If you can find the girls you only need a few rooms and massage beds and lots of towels and tissue papers.
There may be a big correction soon in the current over-saturated market.
A WL told me she had to go out far west to get clients. Another told me she had to travel to Canberra for a week for extra business. The shop gave her a room in the shop to stay.

Definitely a saturated market. Think it was Dave Hughes who claimed in an interview with Mark Boris that the only two businesses growing across Sydney are massage parlours and tobacco shops (Convenience Stores) in which both are heavily cash only transactions!
Spot on. A ml once tried to get me to help her start a shop. I was never going to do it but I did do a fag packet business case on the shop we were in and at very best it was able to support one woman if reasonably patronised. Came to the conclusion then that it helped prop up the student visa market and potentially wash a lot of cash.

Massage shop owners can make a lot of money only if their "occupancy" rate is above 80%. Just like hotels renting out rooms.
Less than 5% of massage shops and brothels achieve this. The bottom 50% could hardly make ends meet.
How do I know this?! Because three times over some 10 years I've been offered to buy a share in them, and when you examine the numbers in a diligent way, it is simply not a good investment. Shop owners in the main are simply earning a wage. Of course, you hear about the few mega-shops but as I wrote, they're in the top 5%.

Now we know why there is much a high turnover of the girls in massage shops. They just stopped turning up if all they did were spending the day waiting around and swiping phones.
One girl I meet once in Epping told me she worked in Burwood andn Rockdale too. In a matter of weeks she disappeared from the rosters of all three shops. I don't know where she has gone to. Not that I want to find out.
I went to my local Miss massage at 1:00 pm the other day and they are open from 10:00 am. I was their 1st customer for the day so they ain’t exactly raking it in but from the staff’s perspective the ML said she can get $20 an hour working as a waitress at a Thai restaurant or she can get paid to do massage and give blokes a HJ for $50 so she can work 2 days at miss massage and get what she makes is 5 at a restaurant.
However I can’t see how the store makes money unless they are keeping a high occupancy rate for the rooms
I would certainly argue that the cost of operating a massage shop is quite prohibitive.
Unless you own the commercial premises where your shop is located outright, as the owner you'd be paying big $ for rent or you'd have a massive mortgage along with having to pay council rates, strata costs, property upkeep, etc (the good thing is some of the costs of property ownership can be offset against your tax/GST - but hmm? Yeah most of these shops are 'cash only businesses' aren't they -- so no further comment).
Also, I've done a count based on my knowledge, frequenting these forums and visiting shops over the years. There are at least 20 shops in Sydney that are shared between 8 different let's just call them "management groups" (and I'm sure there are probably more "management groups" out there given how many shops are in the wider Sydney & Coastal Metro areas now). I highly doubt these groups have stakes in the commercial properties in which they occupy, thus they would have the prohibitive rental costs (but if they do have some commercial property interest - well done as you're doing well).
On the subject of pricing continuing to go up (with respect to how much competition there is in Sydney):

Price = $55/$70/$80 (these seem to be the averages now maybe $5-$10 differences either way depending on where you go)

Reason I ask - I've started to see + have heard multiple reports of girls saying that the shop doesn't pay them anything and they are relying on as much tips as possible (which I am sure is complete bullocks and punters should not believe this for a second).
Again per above - the 20 shops I know of in my count above are all either within the CBD or within a 20km radius of the CBD, and this to me is a very high number before adding in the multiple other shops out there as well.
Punters need to be holding the line on the extras pricing at $50 NHJ, $80 B2B, $100 CBJ, $150 FS - simply on the basis of competition.
*If you go to a shop where the NHJ is included at the price of entry, and a girl still tries to charge you the above or more for these base extras - you need to be politely telling them to take a hike.
Some of my regulars whom I've been happy to occasionally say "you keep the change" ($5-10 if I didn't have exact money on me) -- I've now even starting winding that back because of other girls out there who are taking the p**s.
There is way too much competition out there for the extras pricing to be commanding an "increase band" of 25-100% (depending on who you deal with and where you go - and I don't care how popular the girl might be in reality or how popular she herself claims to be).

I remember my former reg telling me a few years ago, after I enquired as to how much of the shop fee of $75 an hour she gets, she told me she got $25 of that so I guess that would generally be the case.
Can’t speak for bigger shops and CBD locations but rents for suburban hole in the wall shops are often quite cheap. Local shop is about 300 a week, say 500 with utilities and overheads. About 5 customers a day retaining about $50 of fee. Weekly EBIT $1250. Cash so tax is nominal. As stated earlier in thread the shop is a wage of about 60k a year for owner (in local case she runs two shops). Makes zero investment sense.
Girls working 1 day a week seem to work similar 1 or 2 days in other shops otherwise have jobs with regular income be it cleaning, hospitality or aged care. Treat massage as opportunity to get off books pocket money. Those 5 punters could be worth $500 + a day (fee plus looked for extras) which partner, ATO, family etc have no idea about. It works but no one is getting rich.

Speaking of cost of services, my absolute very first punt was $80 for an hour at Upmarket Bathouse in Crows Nest in 1987. Yes, I started very young.
This covered the girls being fully nude from the first minute and included HJ. And 95% of all the girls there were not Asian.
In those days, the standard time was always an hour. The 30 and 45 minute sessions are a new-ish invention!!!
If you google the buying power of that amount in today's terms, it would be $248. Which is about what that shop charges today ($280 for an hour).

$80/hr on 1987?! Prices crept up very slow then. Can't remember the shop name but the address was 6A Gray St Bondi. It was $120/hr in the early 2000's. I think by 2010 it went quickly to almost $250/hr and stopped going completely.
When it was $120, I managed to go 2-3 times per week on a 60k salary and already had a mortgage.
There can never be enough massage premises. My horniness turns on & off like I switch so I feel good knowing I'm covered everywhere I go.
I'm horny right now & I'm out n about in southern Sydney.

My personal view is no issues with "too many massages shops". Rather, I think there is a problem of too many massage shops owned by the same group. One output of this means a select number of people have control on pricing, standards, etc, not only for us punters, but for the girls as well. A further effect of this is that we actually don't have that many ladies in Sydney - most are just rotated thru different shops.
As MDPorto mentioned and I agree with, we have to think with our brains and not our dicks sometimes and be reasonable with pricing.

Some establishments had great control on pricing and girls quality that worth the value.
Some girls or shops not letting you walking out without paying additional on top of massage rate if clients rejected of extras due to overcharge
