I was on King St Newtown yesterday and the legendary 501 King St is closed, and all the signs removed, so that won't be coming back at that address I would say. End of an era Maybe they will reopen somewhere else.
447 King St was closed but all the signage is still up so I reckon they are planning to be back after the lockdown if it doesn't go too much longer.
This seems to be the case with R&T shops across Sydney.
Some have figured the lockdown will go for a long time and it's not worth paying the rent so they have packed up and left. Many will probably start up again after the lockdown at a different address.
Others are banking on an earlier end to the lockdown and so closing the shop but keeping the premises, paying the rent and making a loss. The benefit is they still keep the same location, goodwill and customers when business resumes after the lockdown.
I guess it probably also depends on the landlord of the premises. Some will be more generous and flexible about rent than others.
I wouldn’t mind betting that there’s also a commercial incentive to:
1. Renegotiate a commercial lease at the moment at other premises ... commercial leasing in Sydney is offering 30% reduction in rents at the moment (anecdotal but a broad anecdotal base)
2. Start up as “new,exciting,fresh”
Some of the mamas are canny business people. And thank god!!!!
I think it's more about the landlords fearing that this may be a big blow to the sex trade industry, rather than not being able to be flexible. Any landlord can see that evicting or forcing a business tenant into a hole by demanding rent at a time like this is a lose-lose situation for them; no money now, and have to sweat for new tenants even after lockdown. Nobody is that stupid.
No, the only reason a landlord would want to force a popular shop like 501 Newtown out was if they think that the sex industry is fucked for the foreseeable future, and they want a different type of shop there. Who knows, maybe they'll get a chicken shop to open there!
